How Google's AI Overviews Change What UAE Brands Should Publish

Two years after Google renamed SGE to AI Overviews and rolled them out globally, most UAE marketing teams still write content the same way they did in 2022. Same 1,500-word intros. Same "in today's fast-paced digital landscape" openers. Same buried answers. Then they open Google Search Console, see impressions holding while clicks drop, and blame the algorithm.

The algorithm is not the problem. The publishing playbook is.

AI Overviews now appear above the ten blue links on a significant slice of informational queries in the UAE. When your content is cited inside the AI Overview, you keep the traffic. When it is not cited, you lose the click even if you were ranking number one. The rules for getting cited are not secret and they are not exotic. But they are different enough from classic SEO that the content teams who adjust now get a 12-month head start on the ones who wait.

This is the exact playbook we use with UAE and GCC clients to keep them cited, keep them clicked, and keep them measurable. Read it once, then use it to brief your next 20 articles. Nazir has run SEO through the SGE-to-AI-Overviews transition since the 2023 beta, across 40+ UAE client accounts spanning real estate, hospitality, healthcare, and D2C ecommerce.

How do AI Overviews affect SEO?

AI Overviews sit at the top of search results for a growing share of queries, summarising an answer from multiple sources and citing the ones it pulled from. If Google cites your page, you appear in the AI Overview with a link and typically keep or gain traffic. If Google does not cite your page even though it ranks number one organic, users often stop reading before scrolling to the classic results. The practical effect is that classic ranking factors still matter but they are no longer sufficient. To keep the click you now also need to be extractable: structured, direct, authored, and marked up in a way that lets Google's Gemini model lift the answer cleanly.

What actually changed between 2023 and 2027

The SGE beta (May 2023 to May 2024). Google tested Search Generative Experience in Search Labs for about a year. Most SEO teams treated it as an experiment. That was a mistake. The formats that worked in the beta are the same formats that work now.

The AI Overviews launch (May 2024). Google renamed SGE and rolled it out globally at Google I/O 2024. Initial coverage was aggressive, sometimes appearing on 40% or more of English-language queries. Then the internet found the funny examples (glue on pizza, eating rocks) and Google pulled back hard within weeks.

The mid-2024 pullback on YMYL and health. For a stretch of mid to late 2024, Google reduced AI Overview coverage on Your Money or Your Life categories: medical, financial, legal. Coverage came back through 2025 but with tighter source requirements and more visible attribution.

Where we are in 2027. AI Overviews now trigger on a significant and growing share of English informational queries, less on English commercial-local queries, and less again on Arabic queries. Google has learned which query types benefit from a synthesised answer and which do not. The steady state is clear: AI Overviews are here, they take a share of clicks, and the way to keep clicks is to be the source they cite.

How AI Overviews behave in UAE search results

Not every query gets an AI Overview. The pattern in UAE SERPs is consistent enough to plan around.

English informational queries: high coverage. "How much does a Dubai villa cost", "how does DEWA billing work", "what is the difference between DIFC and mainland" almost always trigger an AI Overview. If you publish informational content and you are not being cited, you are losing clicks you used to own.

English local commercial queries: low coverage. "Plumber near me", "yacht rental Dubai Marina", "luxury car rental JBR": the local pack (Google Business Profile results with map) still dominates. AI Overviews rarely intrude on transactional local intent. If your growth channel is local commercial, keep the Local SEO discipline (Google Business Profile, reviews, citations) and do not panic about AI.

Arabic queries: thinner coverage. Google's Gemini has grown Arabic capability but coverage lags English. This is an opportunity: Arabic-language informational content still lives in a mostly-classic SERP world. UAE brands with bilingual audiences should not delay Arabic content investment. The window is closing through 2028.

YMYL sectors in UAE: cautious coverage. DIFC-based fintech, DHA-registered clinics, and legal see fewer AI Overviews than adjacent sectors. When AI Overviews do appear on YMYL queries, they lean heavily on established authoritative sources. This is both good news (fewer AI Overviews eating your traffic) and bad news (when they do appear, unbranded content struggles to get cited).

The five content formats that get cited (vs the five that get skipped)

Look at any AI Overview and reverse-engineer where the sentences came from. The pattern shows up repeatedly.

Formats that get citedFormats that get skipped
Direct-answer paragraphs (2-4 sentences under question H2)Long marketing preambles
Comparison tables with clean columnsHidden answers (buried in paragraph 8)
Numbered step-by-step listsHedging language ("it depends", "results vary")
Concise definitions ("X is Y that does Z")Unstructured walls of text
FAQ blocks with FAQPage schema markupNo author, no update date, no citations

If your content pattern matches the right column, expect fewer citations regardless of ranking position. If it matches the left column, Google lifts sentences almost verbatim.

The new content brief template

This is the exact template we now put in front of every writer we work with. Copy it, adapt it, use it.

  • Query and intent. The specific query the article targets and the user's actual goal.
  • Direct answer (30 to 60 words). Written first, before any other section. Sits directly under the first H2 as the featured-snippet block.
  • Three to five sub-answer H2s. Each one a question or a benefit statement, followed by a 2 to 4 sentence direct answer, then supporting depth.
  • Comparison table opportunity. For every brief, ask: is there a decision the reader is weighing? If yes, one section becomes a table.
  • FAQ block, 5 to 8 questions. Real questions from sales calls, support tickets, and Ahrefs "Questions" reports. Answered in 2 to 4 sentences each. Wrapped in FAQPage schema.
  • Named author with byline and credentials. Not "the editorial team". A real person who has done the thing they are writing about, with a linked profile page.
  • At least three primary-source citations. Google's docs, W3C, industry surveys, government data. Google trusts pages that trust the right sources.
  • Publication and update dates visible. Users see them; Google sees them; Gemini uses them.

For briefs that need to move fast, our AI Title Generator takes a query and returns AI-friendly title variants, and the AI Overview Checker tells you whether the query already triggers an AI Overview in your target market. Both tools free.

Schema and structured data that actually matters in 2027

Not every schema type moves the needle. The ones that consistently do:

  • FAQPage on any page with an FAQ section. Highest impact per hour of setup.
  • HowTo on any step-by-step content, if the steps are genuinely sequential and users would perform them.
  • Article with author, datePublished, dateModified, and image on every editorial piece.
  • Product with review aggregate, price, and availability on ecommerce pages. Feeds both Google Shopping and AI Overview citations for product-comparison queries, particularly for D2C brands.
  • LocalBusiness with geo, opening hours, service area, and aggregate rating on every location page. For local intent, this is more important than any AI-search consideration.

Skip the vanity schemas. SpeakableSpecification, HowTo on non-sequential content, and half-completed Product blocks do more harm than good. Better to ship three schema types perfectly than ten schema types partially.

For sites where structured data is currently patchy, our technical SEO team handles schema roll-out as part of any technical audit.

How to measure AI Overview impact honestly

This is where most UAE teams get frustrated. The measurement layer has not caught up to the search layer.

The impressions-vs-clicks paradox. In Google Search Console you will see impressions holding or rising while clicks fall. That is often AI Overviews eating your CTR without eating your rank. It looks bad. It is bad. But the fix is not "abandon SEO"; it is "get cited more often".

What GSC shows and does not show. GSC does not tell you which impressions were on queries with AI Overviews. It does not tell you if you were cited inside the AI Overview. You have to infer from CTR anomalies on specific query groups. Semrush and Similarweb have added AI query flags but coverage is partial.

The three metrics that matter. Track: (1) organic sessions to your top 20 informational pages, (2) CTR trend on those pages segmented by query intent, (3) citation-check rate. Run your target queries through our AI Overview Checker monthly and record whether you were cited.

Do not obsess over daily fluctuations. AI Overview coverage rebalances weekly as Google tunes the model. Look at 4-week rolling averages, not day-to-day. Server-side conversion tracking still matters here: content operations we run for clients pair AI-Overview-ready structure with proper measurement discipline.

What still works in classic SERPs

Do not throw the old playbook away. AI Overviews sit above classic results, they do not replace them. Classic ranking factors still decide whether Google considers your page as a candidate to cite in the AI Overview in the first place.

Technical SEO, the on-page framework we use, classic link building, page experience, and content depth all still matter. The complete SEO Checklist we published and the Local SEO 90-day playbook still stand. What has changed is that being number one organic is no longer enough on informational queries. Being number one and being extractable is the new bar.

A 90-day plan to make existing content AI-search-ready

Weeks 1 to 2, audit. Pull your top 50 informational pages from GSC. Run each target query through the AI Overview Checker. Tag each page: currently cited, currently uncited but AI Overview appears, no AI Overview on this query.

Weeks 3 to 6, rewrite the top 20. Apply the content brief template. Rewrite intros to lead with a direct answer. Convert wall-of-text sections to H2 questions with immediate answers below. Add or fix FAQ blocks with schema. Add author bylines and update dates where missing.

Weeks 7 to 12, add schema, measure, iterate. Roll out FAQPage, Article, and HowTo schema across the rewritten set. Re-check citations monthly. Feed learnings into new content briefs.

By end of week 12, your top 20 pages are AI-search-ready, you have baseline citation data, and you have a repeatable process for every future article. The compounding starts from month 4.

Six mistakes UAE brands make around AI Overviews

  1. Ignoring it because "AI is a bubble". AI Overviews are a Google product feature, not a fad. They are not going away because SEO Twitter is tired of them.
  2. Panicking and dropping SEO. The teams that gutted their SEO budgets in 2024 lost twice: they missed classic-SERP wins and they missed AI Overview citations. Both channels feed the same content.
  3. Chasing "AI SEO hacks". No prompt-engineering trick makes your page cited. What works is boring: clear structure, direct answers, real authors, real schema.
  4. Ignoring the Arabic opportunity. Bilingual UAE brands with English-only content strategies are leaving the Arabic AI-search window wide open for competitors, and that window is closing.
  5. Not distinguishing informational from commercial intent. Reworking product pages for AI Overviews is largely wasted effort; reworking guides and how-tos is where the return lives. See SEO vs content marketing for the discipline overlap.
  6. Not measuring cited-vs-not-cited. If you cannot tell which of your pages Google is quoting and which it is ignoring, you cannot improve.

FAQ, answered

Are AI Overviews replacing traditional SEO?

No. AI Overviews sit above classic search results and take a share of clicks on informational queries. Classic ranking factors still decide which pages Google considers citing. Both matter; you cannot do one without the other.

Does AI Overview optimisation matter for local Dubai businesses?

Less than for informational publishers. Local commercial queries (plumber, restaurant, yacht rental) trigger AI Overviews rarely. Keep investing in Google Business Profile, reviews, and citations. Informational adjacencies (blog content about your service area) still benefit from AI Overview readiness.

Do backlinks help you get cited in AI Overviews?

Yes, indirectly. Backlinks and topical authority feed into Google's overall trust in your page as a source. Google preferentially cites sources it already trusts. So classic link building still helps, just via a different mechanism.

Should we optimise Arabic content differently for AI search?

Yes and no. The structural principles (direct answers, structured data, real authors) are identical. But the urgency is lower for Arabic, because AI Overview coverage on Arabic queries is still thinner. Do not skip it; just prioritise English adaptation first if you are resource-constrained. And do not wait past 2028.

How do I tell if my content is being cited in AI Overviews?

Two ways. Manually: run your target query through Google in an incognito window and see if your page appears in the AI Overview citation list. At scale: use a citation-monitoring tool. Our free AI Overview Checker handles ad-hoc spot checks; Semrush and Similarweb offer paid solutions for tracking at query-portfolio scale.

Will Google penalise us for structuring content for LLMs?

No. Everything the AI Overview optimisation playbook asks for (clear structure, direct answers, real authors, schema, citations) is also what Google's Helpful Content and E-E-A-T systems already reward. It is not a separate discipline; it is doing existing best practices harder.

Should we still write long-form content in 2027?

Yes, for the right topics. Long-form is not the enemy; buried answers are. A 3,000-word guide that opens with a 60-word direct answer and structures every section around clean H2s can be both long-form and AI-Overview-friendly. Length is a proxy for depth; make sure it is real depth, not padding.

Final recommendation

Adapt your top 20 informational pages first. Apply the brief template. Add the three schema types that matter. Measure citations monthly for 90 days. Keep doing the classic SEO fundamentals in parallel because they still decide which pages Google considers citing.
